What we build

Homes built
from the ground up.

Whether you’ve got plans in hand or just a block and an idea, Matt can price it and build it.

Custom homes

Built to your architect’s or draftsperson’s plans, on flat blocks and sloping ones, with the finishes chosen with you along the way.

Built to plan

Knockdown & rebuild

Love the street but not the house? The old one comes down and a new home goes up on the block you already own.

Same address

Granny flats & secondary dwellings

A self-contained home on the same block for family, guests or rental income, built to suit the main house.

Extra living

Extensions & second storeys

When the house is right but too small. New rooms or a whole new level, built and tied into the existing home properly.

How a new build runs

From plans
to keys.

Five stages, each one signed off before the next begins, with progress payments tied to real milestones on site.

01

Plans & pricing

Bring your plans, or Matt works alongside you while they’re drawn and engineered. Then a detailed quote, estimated from your plans and your site.

02

Approvals & contract

Building approval from your certifier, a QBCC-compliant contract, and Home Warranty cover in place.

03

Slab, frame, lock-up

The house goes up in stages you can see, with inspections at each one and updates from Matt as it goes.

04

Fit-out & handover

Fixing, finishes and a final walk-through together. Anything not right is fixed before you get the keys.

Building with Milestone

You’ll always know where it’s at.

A new home is the biggest thing most people ever buy. It shouldn’t feel like a black box.

Payments tied to stages

Progress payments line up with milestones you can see on site: base, frame, enclosed, fixing, practical completion.

The same builder throughout

Matt quotes it, runs it and is there on site. No hand-off to a supervisor you’ve never met.

Inspections at every stage

Footings, slab and frame are inspected before the build moves on, so problems are caught when they’re cheap to fix.

A proper handover

A walk-through of the finished home, a defects list agreed and closed out, and the paperwork you need to own it.

How much does it cost to build a new home? +
It depends almost entirely on the design, the size, the block and the finishes, which is why per-square-metre figures online are rarely useful. Every home is priced on its own: Matt estimates from your plans and your site, and gives you a detailed written quote.
How long does a new home take? +
Most single homes take several months from slab to handover, longer for larger or more complex designs. You’ll get a build program with the quote, and updates if weather or supply moves it.
How do progress payments work? +
Payments are made at set stages under a QBCC-compliant contract, such as base, frame, enclosed, fixing and practical completion. You only pay for a stage once it’s reached.
Can you build on a sloping block? +
Yes. Sloping sites are common on the Coast and just need the right footings, retaining and drainage designed in. That’s worked out with the engineer before the price is final.
Do I need plans before I call? +
No. If you’ve got plans, great. If not, call anyway. Matt can talk through what’s possible on your block and work alongside you while you get it drawn.
